NEW roof - 1 May 08 - $189,425

NOTICE the TAN ROOF compared to the old gray shingles in my old pictures. The roof was done with the new Florida Hurricane standard imposed by the state in Nov 07. This should lower your insurance coverage by a great deal.

Description of my house in Tampa, FL

$169,425 - REDUCED! Come see why our 3/2/2 house is the best deal in the area. A lot new neighborhoods have popped up over the last few years but only a few have offered a wide range of different models to choose from. Instead these neighborhoods are filled with the same cookie cutter models which can bring down the value of the home not to mention the character of the neighborhood. Our neighborhood is small, safe, and quiet -- less than 200 homes. It has just the right mixture of older and newer homes. This adds older growth landscaping, mature trees, and a modern look to the neighborhood. You will not find the same cookie cutter homes as you see in many other neighborhoods.

Location can be also be the most valuable asset when buying a home. Our house resides in the well sought for Cypress Creek community. The golf course neighborhood home is centrally located Tampa, just 1 mile off I-75 for easy access to downtown Tampa, Sarasota, or St. Pete. It resides in the Sun City Center district but has no age requirement -- though, most homeowners are retired couples.

Our 1710 sqft split plan house is fully remodeled with upgraded kitchen appliances, new roof, new A/C, new countertops, high ceilings, large floor tiles, Jacuzzi tub, stainless steel appliances, fenced backyard, sprinkler system, professional landscaping, and much more. The landscaping is breathtaking. It very tropical and host a variety of fruit trees, palm trees, ferns, and flowers.

In the Tampabay area, most new developments have HOA fees and CDD fees that combined for an average of $1,500 annually. That is $45,000 in fees on a 30 year mortage. Our HOA fee is only $150 annually ($13 monthly). We have NO CDD FEES. No flood insurance required as live in a NO flood zone district.

Our house is located at the end of a quiet cul-de-sac on a nice size lot. Multiple pets allowed. Please call any time to view the house. It is ready to move now. Open house ANYTIME! Call (813) 633-6424.
